Jefferson on the Lake publishes something almost nobody else in this county publishes: an actual price. The rate card on its own site lists three flat rentals. $3,500 for the Lakeview Ballroom, $5,500 for the Grand Ballroom, $7,500 for both halls together, each plus a 22% service fee and each exclusive of tax. That is the whole pricing model. The venue at 489 E Main Street in Jefferson Valley does not sell per head wedding packages, because it does not cater. It rents you a room on Lake Osceola and you bring a caterer, subject to a certificate of insurance. The rental covers tables and chairs. Linens, napkins, silverware and glassware are excluded, and bartender service runs $500 per bartender. Anyone can book here. There is no membership and no sponsor to find, and appointments come through a plain contact page. The published capacities are 80 in the Lakeview and 200 in the Grand, with a $55 charge for every guest above a hall’s maximum. The page also states that deposits and bookings are non refundable.

The $3,500 to $7,500 range is a room rental and it is not comparable to a per head quote from a catering hall. Add the 22% service fee, add tax, add a caterer, add linens, flatware and glassware, add $500 a bartender. Then you have a budget. The one number the venue will not give you is hours, so ask what the fee covers and what overtime costs. Ask also whether the other hall is sold on your date.

Three prices, printed, which in this county is unusual

Most Westchester venues answer a pricing question with a form. This one answers it with numbers. The pricing page lists the Lakeview Ballroom at $3,500, the Grand Ballroom at $5,500, and a full venue rental covering both halls at $7,500. Each carries a 22% service fee on top, and all rates are stated as exclusive of tax. Those are first party figures from the venue’s own site, read on 11 September 2026.

The 22% is the part to press on. The page attaches it to the rental fee and never says what it is. It could be a gratuity distributed to staff, it could be an administrative charge, or it could be both. No sales tax rate is quoted either. So the number you sign for is higher than the headline in two separate directions.

The rental buys a room and two pieces of furniture

Read the inclusions carefully. The rental covers tables and chairs. Linens, napkins, silverware and glassware are not included, per the venue’s own page, and bartender service is charged at $500 per bartender. That is the reason the $3,500 headline should never be set beside a per head proposal without a lot of arithmetic in between.

We found no published list of anything else. No sound system, no lighting package, no cake cutting, no coat check, nothing either way. The pricing page is short. Ask for a line item inventory in writing before you treat the rental as a floor.

The page also states that all deposits and bookings are non refundable. Read that twice, then ask what happens if you move the date.

You hire the caterer, and the sources disagree about that

The venue does not cater. It permits an outside caterer with a certificate of insurance and offers a preferred vendor list instead. In a market where the catering hall model is close to universal, that is a real structural difference, and it cuts both ways. You control the food and the food budget. You also own the coordination.

There is a flat contradiction in the sources here. The Knot listing describes an in house catering team, which is a marketplace claim read on 11 September 2026. The venue’s own rate card describes outside caterers and a preferred vendor list, first party, same date. We print both. We treat the venue’s own page as primary, because it is the document the money follows. Ask the question directly on the first call.

The 201st guest costs $55, and the capacity numbers do not agree

Published capacities are 80 for the Lakeview Ballroom and 200 for the Grand. Exceed a hall’s maximum and the venue charges $55 per person above it. That is the only per person figure it prints anywhere, it is a penalty, and it should not be read as a catering rate.

The Knot lists a 50 to 300 guest range and says the venue can host up to 300. The venue’s two halls add to 280. Both figures are recorded here and neither is averaged. If your list is anywhere near 250, that gap is yours to resolve before a deposit changes hands.

Nobody has published how many hours the fee covers

This is the largest hole in the rate card. No event duration, no start or end time, no overtime rate and no curfew appears on the page we read. For a flat rental that omission is serious, because a flat fee only means something once you know whether it buys five hours or nine.

Load in and load out matter here too. If a caterer, a florist and a band are all coming through the same door, ask when they may arrive and when they must be gone. Get the answer in the contract.

The lake is the point, and the outdoor plan is undocumented

The halls sit on Lake Osceola, and the waterfront setting is the reason to drive to Jefferson Valley rather than book a room on a parkway. An outdoor ceremony lawn with a pergola, and a gazebo, are described on The Knot. The venue does not name them, size them or price them.

No rain contingency is published. If the ceremony is outdoors, ask who makes the weather call, at what hour, and which room absorbs the ceremony if the call goes badly. On a two hall property that answer depends on whether the other hall is sold that day.

There is no weddings page, and the one search engines point at is gone

The live navigation runs Home, About Us, Gallery, Pricing Packages and Contact. The weddings URL that still surfaces in search results returned a 404 when we checked it on 11 September 2026. The business is plainly live, with a current pricing page and an active restaurant listing, so this reads as thin marketing and not as a closure signal.

It does mean the wedding specific detail a couple needs is simply not online. Everything past the rate card comes out of the appointment.
